New York Kids Club Heads to Queens, Leases at TF Cornerstone High Rise

reprintsIn further confirmation of the stroller army’s successful invasion of Long Island City, New York Kids Club signed a 15-year, 5,003-square-foot lease at 4545 Center Boulevard.
The private “enrichment center” for preschool children will open by the LIC waterfront in September 2014 in TF Cornerstone‘s new mixed-use high-rise. This space–the tenant’s first in Queens–will offer preschool classes as well as after school, art, music and fitness programs.
Steven E. Baker and Aaron S. Fishbein of Winick Realty Group represented TF Cornerstone in the transaction. Neal Ohm represented the tenant. In January of 2014, NYKC will open its third Brooklyn branch at 2 Northside Piers in Williamsburg. It bought that 9,200-square-foot waterfront retail condo for a reported $2.8 million.
The 4545 Center Boulevard location is blessed with a 1,316-square-foot terrace with East River views. It will be used as an outdoor play space. “It was really well-received,” Mr. Ohm said of the Queens transaction, citing LIC’s surging family population. The center is also in negotiations to secure a place in Hudson Square.
“We’ve done a lot of deals and are about to do more,” he said. “NYKC is an amenity to a building. We’re going after developers in the LIC area who may have available community or retail space.”
Messrs. Baker and Fishbein, who declined to comment on this deal, are marketing the remaining available retail space at 4545 Center Boulevard on behalf of TF Cornerstone. Still up for grabs is the 5,512-square-foot ground floor, which has 206 feet of frontage on Center Boulevard.
