N+S Wines is set to open up shop in Queens.

The newly established liquor store will be opening a location in the shopping plaza at 5850 Francis Lewis Boulevard in Flushings, brokers told The Commercial Observer.

“It’s a great location with a lot of residential customers,” said Grant Dolgin, a broker at Kalmon Dolgin Affiliates. “A lot of liquor stores called up on the location.”

The space features an open floor plan with its 8,000 square feet divided between 4,000 square feet on the ground floor and 4,000 square feet of basement and storage space.

“They wanted an area with a lot of customers coming in and out,” Mr. Dolgin added.

The liquor store will replace a Capital One (COF) Bank and will join several tenants, including Duane Reade, Waldbaums, a nail salon, and a hair salon in the shopping center located off the Long Island Expressway and the Van Wyck Expressway.

Mr. Dolgin was joined by his colleague and co-president Neil Dolgin in representing both the tenant, N+S Wines, and the landlord, Crosspath Realty LLC. The pair have worked extensively on leases together in the past and are currently marketing several other spaces in Queens at 130-41 91st Avenue, 32-28 Greenpoint Avenue, 140-35 Queens Boulevard, and 16-18 DeCatur Street.

The asking rent for the retail location was $45 per square foot.
