D. Brock Inc. has renewed their lease in Midtown.
The company will continue to occupy the entire sixth floor that spans 2,500 square feet at 12 East 44th Street between Fifth and Madison avenues.
“Tenants that want rent under $50 per square foot and like exposed ceilings” are attracted to the building, said Mitchell Kunikoff, an executive managing director and principal at Lee & Associates and a broker on the deal.
“The building is a small boutique building with single floor tenants of 2,500 square feet each.”
The asking rent in the building ranges from low to mid $40s. Levels four and five were recently marketed as $43 and $44 per square foot with D. Brock Inc. on the sixth as $45 per square foot.
Each floor features loft-style floors, bathrooms, and large windows that overlook 44th Street.
“The lobby is under renovation and we are going to start the elevator shortly,” Mr. Kunikoff added. Both are slated to be completed by the end of the year.
Mr. Kunikoff was joined by his colleague and fellow executive managing director and principal, Dennis Someck, in representing the landlord.
Erik Harris of Newmark (NMRK) Grubb Knight Frank represented the tenant and was not able to reached for comment.
The entire fourth floor remains available for lease.
