gregs Fresh Lease Brewing in Hot FloorplateWith espresso that doesn’t incinerate the esophagus and baked goods that aren’t trucked in from Kansas, Gregorys Coffee fancies itself a formidable Starbucks challenger.

The growing chainlet has leased 2,250 square feet, including 1,750 on the ground floor and 500 square feet in the basement, of 12 East 46th Street on 46th Street between Madison and Fifth avenues, for 12 years.

The pun-tastic press release bests even these cheeky pages. “Something fresh is brewing in Manhattan,” it begins. Sierra Realty‘s Peter Braus chimes in: “People tire of the same, stale options, so Gregorys will give the area the jolt it needs-no pun intended.”

This is the company’s fourth Manhattan location, and third in midtown. Shelton Franklin of Blair Partners represented the tenant.
