These days it seems there’s actually nothing more novel than a new clothing store opening in the garment district.

Smart Fashion, which until now has been a Chinese importer and exporter of trendy preteen apparel, will open its first retail location on West 36th Street between Broadway and Seventh Avenue.

“That’s where they belong,” Winick Realty‘s Tatiana Jung-Voevodina said of the store’s new 2,000-square-foot location in the former fashion haven.

Even miniskirt-clad teens should be able to make the trek around the corner from Macy’s without incurring severe frostbite. And if they do, they’ll at least be well fed, with sushi and Macaron Cafe on the street.

The neighboring retail space is still available, Ms. Jung-Voevodina told The Commercial Observer, and though several restaurants have shown interest, the brokers are doing their part by trying to lure yet another retailer to the nabe.

The asking rent for the long-term lease was around $60 a square foot. Winick’s Richard Smith and Ms. Jung-Voevodina represented both the tenant and the landlord, Foremost Real Estate.
