Stefen Chraghchian has been exposed to real estate since childhood because of his father’s  background in construction engineering.

Chraghchian remembers the time he spent on job sites as a kid, and he always knew he was going to go into this industry.

“I have a lot of passions in real estate in general,” said Chraghchian. “And I felt as if having a background in debt and understanding how banks loan money and how they structure their deals would be an important asset to have, regardless of what sort of real estate I ended up doing down the road.”

So he pursued that background. In 2018, Chraghchian began his career with Marcus & Millichap Capital Corporation as a loan analyst and was promoted to associate director in 2020. In two years, he was promoted to director, and is now responsible for securing commercial debt and equity financing for an array of property types, including multifamily, office, industrial, retail, senior housing and hospitality.

“I’ve always been pretty cognizant of setting goals and tracking those goals,” he said, and that helped him stay on track. “I did everything I could to expedite success in the last four and a half years.”

As a result, 2022 turned out to be Chraghchian’s best year despite the market volatility. “I think my quality of good deals has definitely slowed down or gotten less, but I still have around $40 million in loans in my current pipeline that is set to close in the next two months,” he said in November.

With a bachelor’s in real estate development and business administration and a master’s in urban planning from the University of Southern California, Chraghchian thinks he has his alma mater to thank for the progress he’s made so far. “Trojans help Trojans. We have a lot of influence, especially in real estate in Southern California,” he said.

With a strong personal interest in urban planning, Chraghchian has served on the Glendale Planning Commission since 2018 as the youngest appointed commissioner in the California city’s history. In 2020, Stefen was elected to the American Planning Association-California Chapter board as the commission’s representative to the state. —E.F.
