Proptech-focused venture capital takes many forms. However, if you want to know the shape of things to come in multifamily and single-family rental investment, you should probably start with RET Ventures.
The Park City, Utah-based venture capital firm is backed by more than 50 institutional owners managing over $850 billion in assets.
Under the leadership of John Helm, Christopher Yip and Jameson Hartman, RET Ventures has invested in almost 50 early-stage companies and to date has returned in excess of $250 million to its strategic investors.
RET Ventures numbers the majority of the National Multifamily Housing Council’s top 25 multifamily owners and operators among those that have adopted its portfolio companies’ services, as the firm directs more than 80 percent of its investments toward that multifamily category.
In 2025, RET Ventures made several new investments into startups addressing operational challenges. These included Billee, an AI-driven utility management platform purpose-built for multifamily operators and property managers; Crew, a home services platform designed to simplify property management; and Property Shield, an AI-enabled platform designed to detect fraud in the multifamily and single-family rental sectors.
In addition, RET Ventures has made significant investments in AI-enabled startups. Like with the startups addressing operational hurdles, these artificial intelligence-powered startups focus on streamlining operations and saving owners and operators money.
The AI-enabled firms include Funnel, a customer relationship management platform for multifamily owners and operators; Rent Butter, which uses predictive analytics to help property operators assess risk more accurately; SuiteSpot, which leverages AI to centralize and automate multifamily maintenance and capital project management; and PredictAP, which makes software for the real estate industry that automates the ingestion and coding of invoices.
