One man’s trash is another man’s lease expansion.

Citibin, a maker of trash, recycling and compost enclosures, has tripled its warehouse and office footprint at Brooklyn’s Industry City, Commercial Observer has learned.

Citibin upped its lease from 4,600 to 15,000 square feet in a five-year deal at the Sunset Park campus, where the manufacturer’s inventory, installers, offices and design teams operate under one roof. The 10,400-square-foot expansion was largely thanks to New York City’s recent policies requiring waste to be stored in bins, according to an Industry City spokesperson.

Asking rent for Industry City’s upper-floor industrial spaces range from $21 to $29 per square foot. Nick Shears represented the landlord in-house, while Cresa’s Bert Rosenblatt negotiated on behalf of Citibin.

“Industry City worked diligently with Citibin to ensure they could accommodate the company’s growth within their portfolio of buildings,” Rosenblatt said in a statement to CO.

Citibin moved its operations to Industry City in 2017, consolidating from two warehouses in New Jersey and Brooklyn’s Red Hook. The company, once largely focused on products for New York City homes, grew rapidly in recent years as the city launched a series of trash containerization policies. Today, Citibin supplies sealed, rodent-proof trash containers to 58 of New York City’s 78 business improvement districts (BIDs), as well as customers in Chicago, Baltimore and Boston.

The manufacturer’s footprint grew alongside its business lines. Since 2017, Citibin has doubled its office space and more than tripled the size of its warehouse at Industry City, according to the landlord.

“Citibin is a great example of why flexibility matters,” Shears said in a statement. “They’ve been able to flex their industrial footprint up and down while keeping their office and industrial operations together.”

Citibin’s home in Industry City’s Building 26, located at 4014 First Avenue, sits roughly two blocks and one Costco away from the bulk of Industry City’s 35-acre campus. The company’s eclectic collection of neighbors there include print shop Soho Letterpress, light artist Leo Villareal’s studio and aerospace company Beyond Reach Labs.

Citibin’s team did not respond to a request for comment.
