The LIV Method, a private luxury training and wellness studio, will open a new location in Manhattan’s Meatpacking District in January, Commercial Observer has learned.

The studio, which offers customers a curated and personalized approach to training, wellness and longevity, has inked a 12,028-square-foot lease at Sage’s 2 Gansevoort Street, according to the landlord. The new location will be LIV Method’s third Manhattan studio.

“The LIV Method is exactly the type of experience we envisioned bringing to 2 Gansevoort,” Michael Lenchner, executive vice president and director of leasing at Sage, said in a statement. “It is a luxury offering that is highly personal, hospitality-driven and focused on the complete experience. For our tenants and members, it adds another exceptional wellness resource to the property, while its broader neighborhood access makes 2 Gansevoort an even more dynamic destination within the Meatpacking District.”

The asking rent and length of the lease were not provided. The average asking rent for retail space in the area near Washington Street and 14th Street was $333 per square foot during the third quarter of 2026, according to CBRE data.

LIV will occupy space across two levels that will be connected by an open staircase. The location will provide fitness and personal training services, a sauna, a cold plunge, massage services and IV wellness treatments.

“We are creating a luxury environment with beautiful finishes, exceptional hospitality and highly individualized programming, but the experience is designed to feel welcoming and personal,” Matt Sauerhoff, CEO and founder of LIV Method, said in a statement. “Everyone who walks through our doors should feel that the space was created specifically for them. After nearly three years on the Upper East Side, we’re excited to bring that same tailor-made experience to 2 Gansevoort and the Meatpacking District.”

LIV’s Upper East Side spot is at 157 East 86th Street. The company’s website also lists a Midtown studio on the 14th floor of 7 West 45th Street.

Sage was represented in-house on this deal, while LIV was represented by Elliot Dennis from Dennis Healthcare.

“The LIV Method is a premium brand, thoughtful and intentional in everything it does, and it needed a downtown location, physical footprint, and ownership group to match,” Dennis told CO. “2 Gansevoort checked all the boxes. It was a great fit from the first site visit, and it was a pleasure to play a small part in bringing the LIV team here. I’m excited to watch their continued success at 2 Gansevoort and throughout the city, and to see all they bring to the building and the neighborhood.”

Built in 1912, 2 Gansevoort Street, also known as 320 West 13th Street, sits adjacent to Corporal John Seravalli Playground. Office tenants at the property include artificial intelligence firm Moloco and music streaming service Soundcloud.
