Financial Services Firm Rothera Signs Lease at 242 West 38th Street
This was one of three recent office leases totaling 10,266 square feet at the property

Cohen Capital and Solomon Acquisitions have signed three new office deals totaling 10,266 square feet at their Garment District office property at 242 West 38th Street, Commercial Observer has learned.
The largest of the three deals was signed by Rothera, a derivatives exchange and clearinghouse that took 3,915 square feet on the property’s eighth floor. The length of the lease was not disclosed, but the asking rent was $45 per square foot, according to a source close to the deals.
The landlord was represented in all three deals by Newmark’s JD Cohen and Ariel Harwood. Newmark declined to comment on the deals. JD Cohen is also the founder of Cohen Capital.
Rothera was represented by David Katz from CBRE, who did not immediately respond to CO’s request for comment.
Rothera will relocate from a coworking space, though it is unclear where the temporary office space is located and when Rothera will make the move.
Also relocating to 242 West 38th Street is Bader Media. The end-to-end media production firm has signed a 3,651-square-foot lease to occupy space on the building’s 10th floor. The length of the lease was not disclosed, but the asking rent was $43 per square foot, according to the source.
Bader Media will eventually relocate from 226 West 26th Street. The tenant was represented by Kyle Berlinsky at Colliers, who did not immediately respond to a request for comment.
Meanwhile, SDGi Architects has also found a new home at 242 West 38th Street, having signed a 2,700-square-foot lease to occupy space on the property’s 15th floor with an asking rent of $49 per square foot. The designer will eventually relocate from 200 West 41st Street. Newmark’s Cohen and Hardwood also repped the tenant in this deal.
Cohen Capital and Solomon Acquisitions acquired the 14-story office property on West 38th Street for $9 million earlier this year, according to property records. Music instructing company New York Vocal Coaching and 21 Pilates New York are also tenants at the property.
