Solidcore Signs Lease for Fitness Studio at 1695 Second Avenue on Upper East Side

A strength training brand has signed a retail lease on Manhattan’s Upper East Side.
Solidcore, a national fitness chain that offers high-intensity workouts, took the entire retail component of Alchemy-ABR Investment Partners’ 1695 Second Avenue, a new 23-story, 51-unit residential building on East 88th Street, according to landlord broker JLL.
JLL did not disclose the square footage of the lease, but plans for the building — dubbed the Langdon — laid out 2,507 square feet for the retail space, YIMBY New York reported in late 2024.
Asking rent and the length of the lease were also not disclosed, but the average asking rent for the nearby retail corridor of Third Avenue from East 72nd to East 60th streets was $252 per square foot in the second quarter of 2026, according to a CBRE report.
“We worked closely with JLL to identify a retail tenant that would complement the Langdon’s residential experience and reflect the quality of the property,” Jedd Horn, director of capital markets for Alchemy-ABR, said in a statement. “Solidcore is an ideal fit. Its loyal following, premium positioning and distinctive fitness offering will provide a valuable amenity for our residents while bringing a highly sought-after brand to this part of the Upper East Side.”
Matthew Schuss and Jesse Wolff of JLL negotiated on behalf of the landlord, while Sean Young of Sabre negotiated on behalf of Solidcore. Young did not immediately respond to a request for comment.
“Today’s best retail leasing strategies are built around concepts that complement a property and contribute something meaningful to the surrounding neighborhood,” Schuss said in a statement. “Solidcore has cultivated an exceptionally loyal following and will bring energy, convenience and a highly sought-after fitness experience to the Langdon.”
Virginia-based Solidcore offers high-intensity but low-impact strength training at more than 100 studios across the U.S. The company has 18 locations in New York City, with the majority in Manhattan below 60th Street.
