Victoria Industrial, Lincoln Equities Buy NoVa Industrial Portfolio for $63M
The seven-building Dulles Tech Corridor collection spans more than 300,000 square feet

Victoria Industrial Properties and Lincoln Equities Group have acquired a seven-building flex industrial portfolio in Northern Virginia’s Dulles Tech Corridor for $62.5 million.
Baltimore-based Klein Enterprises sold the assets. The portfolio includes a two-building, 67,000-square-foot property at 380 and 400 Herndon Parkway in Herndon; a 95,000-square-foot building at 45745 Nokes Boulevard in Sterling; and four buildings combining for 150,000 square feet in Chantilly’s Sullyfield Business Park.
The Business Journals reported the sale.
The properties are leased to a mix of defense, medical, government consulting and service tenants. Honeywell and defense-tech firm Artis anchor the Herndon assets, while the Sterling property houses Inova’s blood donor facility as well as defense contractors Nightwing and Capital Electric.
“We are incredibly bullish on the Dulles corridor’s flex industrial market,” Victoria Industrial Properties founder Jacob Schulder said in a statement. He pointed to the region’s data center industry and related tenant demand as major drivers.
Klein acquired the properties separately between 2019 and 2020. The sale comes as the company shifts its focus toward grocery-anchored retail and multifamily, according to President Daniel Klein.
Northern Virginia’s data center expansion is also putting pressure on industrial supply. Klein Chief Investment Officer Sean Garland said rents across the firm’s flex and industrial holdings have benefited from limited land, rising replacement costs and competition from data center development.
That has helped fuel a wave of industrial activity across the region. J.E. Richards recently signed a nearly 1 million-square-foot lease described as the largest industrial lease between the D.C. metro area and Richmond. TA Realty also paid $132 million for a 13-building Woodbridge industrial park in July, while theSilverman Group acquired a 1.4 million-square-foot Maryland and Virginia portfolio for $203 million earlier this year.
