IMG Worldwide Renews 90K SF at SL Green’s 304 Park Avenue South

Global talent agency IMG Worldwide has renewed a 90,202-square-foot slice of its office lease at 304 Park Avenue South between East 22nd and East 23rd Streets in Midtown South.

IMG arrived at SL Green Realty’s 12-story office building in 2008, according to CoStar Group. Its last reported expansion in 2016 saw the company occupy seven stories there, with its footprint growing to 130,655 square feet inside the 210,000-square-foot building.

The company’s five-year renewal, announced by SL Green this week, may indicate a substantial downsizing in its offices at 304 Park Avenue South. It’s unclear whether IMG Worldwide will keep the rest of its footprint there.

In early 2025, IMG Worldwide’s business lines shrunk dramatically after its parent company Endeavor sold off its sports media division and events portfolio. IMG Worldwide’s fashion and modeling businesses that are now held under WME Group, including IMG Models, continue to list offices at 304 Park Avenue South. 

A spokesperson for WME Group did not immediately respond to a request for comment on the deal. 

Terms of the 90,202-square-foot expansion were not disclosed, but Class B asking rents in Midtown South averaged $70.47 per square foot in August, according to Cushman & Wakefield data.

Newmark’s Brian Goldman, Matthew Leon and Jason Perla represented IMG Worldwide in the renewal deal alongside SavillsJohn Mambrino and David Providenti. It is unclear whether the landlord was represented in-house or by an outside brokerage.

Other tenants at 304 Park Avenue South include retailers Bath & Body Works, restaurant chain Naya and Starbucks

Spokespeople for SL Green, Newmark and Savills did not respond to requests for comment.
