Coastland Residential Lands $85M to Build Miami-Dade Rental
The eight-story development will feature 366 units

Coastland Residential has nabbed a $84.5 million construction loan for a multifamily development near Tropical Park in southwest Miami-Dade County.
The debt from PNC Bank covers the Vybe 75, which will house 366 apartments and 5,000 square feet of ground-floor retail space. The eight-story development at 4383 Southwest 75th Avenue sits just east of Tropical Park and the Palmetto Expressway, south of Bird Road.
At least a portion of the units will be priced within 120 percent of the area’s median income, though a representative for the Pinecrest-based developer declined to provide an exact figure. Amenities will include a rooftop pool, a gym, a co-working lounge, a sports simulator and a movie theater.
Coastland Residential purchased the 4.3-acre site for $14.5 million last year, according to property records. The Corwil Architects-designed development represents the first phase of a larger project that’s expected to deliver about 1,000 units in total.
Launched five years ago by Anthony Seijas and Alejandro Rodriguez, Coastland Residential grew out of Rodriguez’s contracting and construction management firm, Coastland Construction, which is also serving as the contractor for Vybe 75.
