An activewear brand has signed a lease for an office and showroom in Manhattan’s Garment District.
RBX Direct took 4,800 square feet at Lal Sani’s 102 West 38th Street, where asking rent was $35 per square foot, according to landlord broker Adams & Company.
Adams & Company did not disclose the length of the lease or the name of the landlord, but the most recent filings in property records show the building has not traded hands since 1994 when it was purchased by Sani.
“At Adams, our focus is on thoughtful leasing that brings the right businesses into our properties,” Jeff Buslik, executive managing director at Adams & Company, said in a statement. “RBX Direct was looking for a space that could accommodate its office and showroom growth, and 102 West 38th Street offered a strong fit. Transactions like this reflect our commitment to quality leasing and to matching tenants with spaces that support their business goals while strengthening the overall tenant mix of our buildings.”
Buslik was the sole broker on behalf of the landlord, while Wayne Siegel and Raymond Balassiano of LSL Advisors negotiated on behalf of RBX Direct. The LSL brokers did not immediately respond to requests for comment.
The lease seems to represent a relocation for RBX Direct. The company’s LinkedIn profile says the clothing company is based in New York City but does not list an address aside from a 10001 ZIP code.
