Global Design Firm Perkins&Will Takes 51K SF at 135 West 18th Street

Global design and architecture firm Perkins&Will has inked a 50,680-square-foot lease at 135 West 18th Street, also known as the Altman Building, in Manhattan’s Chelsea neighborhood, Commercial Observer has learned.
The firm signed a 15-year lease to relocate from 1250 Broadway, and will occupy the entirety of the second through fifth floors of the Chelsea building, according to landlord broker Newmark.
“Perkins&Will’s decision to lease the full office component of the Altman Building reflects continued demand for distinctive, highly functional workplaces in central Manhattan,” Newmark’s Neil Goldmacher, who represented the landlord, said in a statement. “The building combines the character of a historic Chelsea property with the infrastructure, flexibility and collaborative layout required by a leading design firm.”
The asking rent was not disclosed, but the average asking rent for office space in Midtown South was $79.57 per square foot during the third quarter of 2026, according to Colliers data.
In addition to relocating, Perkins&Will will consolidate its New York City operations to 135 West 18th Street as part of the firm’s recent merger with Architecture Plus Information. The two companies will operate under the Perkins&Will umbrella.
Newmark’s Goldmacher, Howard Kesseler, Todd Hershman and Alexander Kesseler represented the landlord, PJ Mechanical, in this lease. Gerry Miovski and Masha Dudelzak from CBRE represented the tenant. CBRE did not immediately respond to a request for comment.
Built in 1896 as a carriage house, 135 West 18th Street is a five-story office building and event space.
