Juda Chetrit’s Chetrit Organization has secured a $55 million loan to recapitalize 1384 Broadway, Commercial Observer has learned.
Maxim Capital Group provided the loan for the 80 percent occupied office building at Broadway and West 38th Street in Midtown Manhattan, sources familiar with the deal told CO. The transaction includes capital for lobby renovations, upgraded amenities and lease-up of the 204,034-square-foot tower.
Iron Hound Management negotiated the recap. Iron Hound, Maxim and Chetrit declined to comment.
Chetrit sealed the fresh capital for 1384 Broadway nearly a year after a previous $88 million commercial mortgage-backed securities loan, securitized in the CD 2017-CD3 conduit deal, hit special servicing in December 2025.
The loan remained current as the borrower sought to finalize a discounted payoff before the end of 2026, according to David Putro, head of commercial real estate analytics at Morningstar Credit Analytics. That payoff is now completed.
