BridgeInvest Refis Savannah Industrial Portfolio With $43M Loan 

Thor Equities acquired the roughly 525,000 square feet of Georgia logistics space in 2022 for $49 million

Thor Equities Group has sealed a $43.2 million loan to refinance an industrial portfolio in Savannah, Ga., Commercial Observer has learned.

BridgeInvest provided the loan via its transitional bridge program for the Ardley Portfolio, which consists of 11 warehouse buildings on 27 acres at 25-27 Artley Road. Thor Equities acquired the roughly 525,000 square feet of logistics space in 2022 for $49 million.

“We like lending against industrial developments where the location can’t be re-created, close to ports, interstates and airports, and sized for the local businesses that actually drive an economy,” Alex Horn, founder and managing partner at BridgeInvest, said in a statement. “Savannah is one of the clearest industrial stories in the country right now.” 

Iron Hound Management negotiated the refi. Iron Hound declined to comment.

The Ardley Portfolio has a diverse tenant mix, according to Thor, that includes Thunder Logistics, CRS and TransRepublica. It is nine miles from the Port of Savannah and less than two miles from Interstate 95. 

“Closing this financing reflects the strength of the Savannah industrial market and the quality of the Artley Portfolio,” Joe Sitt, chairman of Thor Equities, said in a statement.
