Bank of India, Global Investor IQ-EQ Sign Leases at 1212 Avenue of the Americas

Stawski Partners has two new tenants heading to its Midtown office building at 1212 Avenue of the Americas, Commercial Observer has learned.
In the largest deal, Bank of India signed a 20-year, 14,630-square-foot lease for the entire 12th floor of the 24-story office tower in a relocation from 277 Park Avenue, according to landlord broker JLL. Meanwhile, global investment firm IQ-EQ Fund Services agreed to a 10-year, 14,132-square-foot deal on the 14th floor of the property in a move from 250 West 57th Street.
JLL did not disclose the asking rent for the building, but the average Midtown office asking rent in the third quarter of 2026 came out to $80.71 per square foot, according to a new report from Colliers.
“Stawski Partners has consistently invested in 1212 Avenue of the Americas with an eye toward what tenants want next,” JLL’s Paul Glickman said in a statement. “The initial phase of the [$30 million] renovation modernized the building from the ground up, and this next phase adds the amenities and experience enhancements that leading companies are looking for.”
Glickman represented the landlord in both deals alongside Diana Biasotti, Greg Wang and Harrison Potter, while Bank of India was represented by Chris Helgesen, Dirk Hrobsky and Alejandro Alvarez of Cushman & Wakefield as well as Joseph Hilton of Joseph Hilton & Associates.
C&W did not immediately respond to a request for comment, while Hilton could not be reached for comment.
JLL’s Matthew Astrachan, Kristen Morgan, Seth Godnick and Jamie Boast negotiated on behalf of IQ-EQ.
The building is also occupied by anti-corruption investigations firm Nardello & Co. which signed a 22,000-square-foot lease in November 2024.
