Private Equity Firm Sentinel Capital Expands to 35K SF at One Vanderbilt

Private equity firm Sentinel Capital Partners has expanded to 34,737 square feet at One Vanderbilt.

The deal gives Sentinel an additional 7,134 square feet of office space on a portion of the tower’s 54th floor, according to a Monday announcement by landlord SL Green Realty. The move brings Sentinel’s total footprint at the trophy high-rise to 34,737 square feet.

The lease term and asking rent for the expansion were not disclosed, but SL Green’s Steven Durels told Commercial Observer in February that rents in the building ranged from $250 to “well over $300” per square foot.

In-house brokers represented SL Green in the transaction, while Newmark’s Brian Waterman and David Waterman negotiated on behalf of Sentinel Capital.

The 1.7 million-square-foot tower, located at 1 Vanderbilt Avenue just west of Grand Central Terminal, remains 100 percent leased, according to SL Green. Law firm Greenberg Traurig recently signed a 10.5-year deal for another 33,477 square feet at the high-rise, CO reported this month, bringing its total footprint to 133,365 square feet. 

Other office tenants at One Vanderbilt include TD Bank, investment management firm Carlyle Group, alternative investment firm Oak Hill Advisors and SL Green itself. 

Spokespeople for Sentinel Capital and Newmark did not respond to requests for comment.
