Law Firm Greenberg Traurig Expands to 133K SF at One Vanderbilt

Law firm Greenberg Traurig has no objections to its Midtown offices at One Vanderbilt — in fact, it’s taking even more space there.
The law firm, which provides legal services to businesses, financial institutions and high-profile individuals, has signed a 10.5-year lease for 33,477 additional square feet on the entire 33rd floor of SL Green Realty’s trophy high-rise at 1 Vanderbilt Avenue, according to the landlord. The lease brings Greenberg’s total office footprint at the skyscraper to 133,365 square feet.
Greenberg signed its initial 15-year lease for four contiguous floors at One Vanderbilt in January 2018, before the 1.7 million-square-foot office tower was completed in 2020. The law firm moved from its previous offices at the MetLife Building at 200 Park Avenue, where its lease expired in 2021.
The asking rent for the firm’s new expansion lease at One Vanderbilt was not disclosed, but Steven Durels, executive vice president and director of leasing and real property at SL Green, told Commercial Observer in February that rents in the building range from between $250 to “well over $300” per square foot.
“Strong leasing momentum continues unabated with many tenants expanding and making significant capital investment to provide upscale work environments to better recruit and retain employee talent,” Durels said in a statement.
CBRE’s Michael Monahan and Mark Ravesloot brokered the deal for Greenberg, while it’s unclear whether SL Green had any representation.
Spokespeople for CBRE and Greenberg did not immediately respond to requests for comment.
Greenberg’s expansion keeps One Vanderbilt at 100 percent leased. Other office tenants include TD Bank, investment management firm Carlyle Group, alternative investment firm Oak Hill Advisors and SL Green itself.
News of the deal also comes during a recent wave of office leasing for SL Green, which said it has signed 129 office leases in Manhattan totaling 1.8 million square feet so far in 2026.
