New York Life Provides $386M Refi for 200 Madison Avenue

The floating-rate loan has an initial term of three years

A joint venture between George Comfort & Sons, Loeb Partners Realty and Jamestown has secured a $386 million loan to refinance its Midtown East office tower at 200 Madison Avenue, Commercial Observer has learned.

New York Life provided the floating’rate loan with a three-year initial term and two 12-month extension options for the 750,000-square-foot building near Grand Central Terminal. PincusCo first reported the deal, but had the incorrect loan amount.

The refi was closed on the heels of Havas Health signing a 15-year lease extension and expansion in August of its global headquarters, going from 189,461 square feet to 254,118 square feet, CO first reported at the time. Other office tenants include architecture practice Spectorgroup and law firm BraunHagey & Borden

 “This refinancing underscores the lending community’s confidence in office assets like 200 Madison Avenue that are defined by top-tier amenities, unrivaled location and strong sponsorship,” Peter S. Duncan, president and CEO of George Comfort & Sons, said in a statement. “Combined with our ongoing renovation program and leasing momentum, this transaction positions 200 Madison for continued success.”

The financing was arranged by an Estreich & Company team of Jonathan Estreich, Peter A. Duncan and Egor Petrov, along with a Newmark team of Adam Spies, Adam Doneger and Willis Robbins, according to George Comfort & Sons.

The 1926-built property recently underwent a renovation of its lobby and is in the process of adding 11,000 square feet of amenity space on the 10th floor that includes executive conference rooms, a game area, a lounge and event space.

New York Life, Loeb Partners Realty and Jamestown did not immediately return requests for comment.
