Fort Partners Buys Hotel Next to Its Four Seasons Property in Palm Beach

Fort Partners purchased an oceanfront hotel in Palm Beach., Fla., from real estate investor Jeff Greene, next door to the Four Seasons resort it owns. 

The Fort Lauderdale-based firm paid at least $112.6 million for the Tideline Palm Beach Ocean Resort at 2842 South Ocean Boulevard, property records show, though South Florida Business Journal pegs the total sale price at $150 million to include the hotel’s furniture and equipment.

Built in 1980, the 99,412-square-foot Tideline property houses 134 rooms, a pool, a spa and two restaurants. Greene purchased the 3-acre hotel in 2011. 

Fort Partners assumed the existing $55 million loan backing the property, which Madison Realty Capital increased to $108 million in tandem with the sale. Fort Partners, led by Nadim Ashi, owns all Four Seasons properties in South Florida, including the 210-room hotel next door. A Four Seasons condo in Miami’s Coconut Grove neighborhood remains under construction after landing $324 million in financing earlier this year. 

The purchase comes as Fort Partners looks to be expanding in Palm Beach County. The firm purchased a condo complex along West Palm Beach’s waterfront in 2024. Last week, it swapped that property for the neighboring condo building with Related Ross

The Tideline transaction also comes two years after billionaire Larry Ellison purchased the 310-room Eau Palm Beach Resort for $277 million.

Representatives for Fort Partners did not immediately respond to a request for comment. Greene could not be reached for comment.
