Latitude Group has landed a $27.9 million loan to refinance a newly completed condominium project in Fort Lauderdale, Fla., Commercial Observer has learned.
Edgewood Capital supplied the loan for the Terraces condo tower set to debut this fall, sources familiar with the deal told CO. Latitude Group previously secured a $24.5 million construction loan from Linkvest Capital in June 2024 to build the 22-unit development at 527 Orton Avenue, The Real Deal reported at the time.
BayBridge Real Estate Capital arranged the refi with a team consisting of AJ Felberbaum, Jay Miller, Spencer Miller and Noah Rothman.
Latitude acquired the half-ace development site for the project in 2020 for $3.3 million, according to TRD, citing property records.
Sixty percent of the condos at the Terraces have been sold, according to the property’s website. The property’s amenities include a fitness center, a yoga studio, a swimming pool, cabanas and a community kitchen.
Edgewood Capital, Latitude Group and BayBridge Real Estate Capital did not immediately return requests for comment.
