Dwight Investment Management Supplies $115M Refi on Charlotte Apartments
Phillips Collective sealed bridge debt for its newly opened 295-unit mixed-use multifamily project in North Carolina’s largest city

Dwight Investment Management, an affiliate of Dwight Capital, closed the loan for the Seventeen Hundred on East property that opened in January with 295 luxury apartments and 6,500 square feet of retail space. Loan proceeds were used to retire existing construction debt, fund an interest reserve and provide cash-out proceeds, according to Dwight.
Josh Hoffman, managing director at Dwight Investment Management, originated the loan.
Located at 1755 Lombardy Circle in Charlotte’s Dilworth neighborhood, the property features a unit mix of eight studios, 158 one-bedroom units, 90 two-bedroom units and 39 three-bedroom units. Community amenities include a fitness center, a rooftop pool, coworking suites and a sky lounge.
The retail portion of Seventeen Hundred on East has space for three ground-floor tenants that currently feature a Pilates studio, a Pvolve fitness club and the Om Spa. A food retailer is also planned.
The Charlotte deal marks the second North Carolina financing from Dwight in less than a year. The private lender also provided a $42.5 million construction loan in October 2025 to Golden Hour Collective for its development of a 133-unit build-to-rent townhome community in Asheville, N.C., CO first reported at the time.
Phillips Collective, a family office founded by Brian Phillips and Brittani Rotunda Phillips, did not immediately return a request for comment.
