A hibachi restaurant is igniting the burner in Long Island City, Queens.
Bijin Omakase signed a 15-year, 5,077-square-foot lease at the base of Trio, a nine-story, 34-unit residential development owned by ZD Jasper Realty at 27-19 Thomson Avenue near where the thoroughfare meets popular Jackson Avenue, according to landlord and tenant broker RTL.
Asking rent for the space was $130 per square foot.
“Given the collaborative nature of our team at RTL, as soon as this space was shared internally, before it ever hit the market, I knew it would be a strong fit for our client,” RTL’s Eli Gold, who represented the tenant alongside Michael Shkreli, said in a statement.
“We toured it the following day and had a fully executed lease five weeks later. It’s a true testament to understanding a client’s requirements, identifying the right opportunity before it reaches the broader marketplace, and having both sides of the table committed to getting a market deal done,” Gold added.
Thomas Galo and Matthew Knispel of RTL negotiated on behalf of the landlord.
The Thomson Avenue residential building has an alternative address of 27-22 44th Drive. The property’s ground-floor space met all the tenant’s needs, according to Gold.
“As a hibachi concept, Bijin Omakase had very specific physical requirements, which narrowed the universe of viable spaces considerably,” Gold said.
