Developer Plans 297 Housing Units Across From Downtown Brooklyn Macy’s Project

Another residential tower might be coming to Downtown Brooklyn, directly across from a major retail makeover project at the former Macy’s.
Local developer Shimon Klein has filed plans with the New York City Department of Buildings to bring a trio of 99-unit residential buildings along Fulton Street between Bridge and Lawrence streets. The 99-unit nature of the filing means Klein will likely try to utilize the city’s controversial 485-x tax abatement program, which comes with a construction wage requirement for projects with 100 or more units.
Klein’s proposal calls for a 99-unit, 27-story building at 485 Fulton Street. The registered architect is Kao Hwa Lee from Kao Hwa Lee Architects. Neither the architect nor the developer responded to Commercial Observer’s requests for comment.
If approved, the building at 485 Fulton Street would have between four and eight residential units across the third through 27th floors. There would also be commercial and community facility space, as well as nearly 3,000 square feet of outdoor rooftop space for tenants.
There are no further amenity details, but offerings including workout space, communal lounges, and coworking options have become non-negotiables in new residential developments.
The other two 99-unit buildings would be built at 147 and 149 Lawrence Street, with similar makeups, according to the filing.
The tenants of Klein’s new project would have a plethora of entertainment options in the neighborhood. The building is located across the street from 422 Fulton Street, a former Macy’s department store, which is being renovated into a five-floor retail and entertainment spot called BKX, CO previously reported.
