Rubin, Fiorella, Friedman & Mercante Staying Put at 630 Third Avenue

Law firm Rubin, Fiorella, Friedman & Mercante renewed its lease for another three years for 21,150 square feet at ATCO Properties & Management’s 630 Third Avenue, Commercial Observer has learned.

The lease extends across the entire third floor of the 23-story Midtown building, which the law firm has been a tenant in since 2011, according to the landlord.

Jonathan Franzel and Brittany Silver of Newmark (NMRK) represented both the tenant and landlord in the deal. 

Another tenant, the Permanent Mission of Saint Lucia to the United Nations, signed a seven-year lease for 4,762 square feet in the building. The mission is relocating from 800 Second Avenue and plans to move into its new digs in September. Asking rents were $57 per square foot.

The mission — which closed the deal in May 2021 — will join Kraft Kennedy, the Consulate General of Uzbekistan, and law firm Leader Berkon Colao & Silverstein at the 252,000-square-foot office building.

Edith Chikwibu of UN General Realtors Group represented the diplomatic mission, while Franzel and Silver handled it for the landlord.

“Over the last several months, we have seen solid leasing activity at 630 Third Avenue,” Kate Hemmerdinger Goodman, co-president of ATCO, said in a statement. “These new transactions demonstrate the continued appeal of our building, which benefits from being in walking distance to Grand Central Terminal and its outstanding retail line-up.”

Franzel, Silver and Chikwibu did not immediately respond to requests for comment.
