Federal Realty’s Renovation of Falls Church, Va., Shopping Center to Begin

Federal Realty Investment Trust will begin construction on a major renovation of Falls Plaza, a 144,000-square-foot community shopping center in Falls Church, Va., sometime this month.

Located at 1200 W. Broad Street on 10 acres, the renovations will include a new facade, new signage, enhanced landscaping, decorative lighting, and the addition of multiple outdoor amenity areas.

Additionally, the shopping center will be renamed and rebranded to Birch & Broad. This new name will coincide with the renovation’s modern farmhouse aesthetics, while highlighting the key intersection of Birch Street and Broad Street, according to a statement.

“This transformation underscores Federal’s long-term commitment to our properties, merchants, and the communities in which we operate,” Jay Brinson, Federal Realty’s vice president of development, said in a statement. “The new public gathering spaces and expanding cafe seating areas, combined with the new architecture and placemaking upgrades, will make Birch & Broad a place that truly captures the essence of community, a quality for which the City of Falls Church is recognized.”

The company expects to finish the project sometime in late 2021 before the holiday season kicks in.

Giant Food, the long-standing anchor of the property, is also scheduled to embark on its own renovations, undergoing an interior remodel.

“We are excited to complete the remodel of our Giant at the shopping center, which will allow our customers to experience the new layout and decor that we have designed to make navigating the store clear and simple,” Gary Budd, Giant Food’s director of strategic planning and execution, said in a statement. “We have expanded our offerings across aisles and departments, creating a convenient, one-stop-shop for the community.”

Other notable tenants at Birch & Broad include Conte’s Bike Shop, CVS Pharmacy and Road Runner Sports
