0:11 – Another thing that we see a lot in New York and around the country, is people talking about pricing. I know with interest rates low, cap rates stay low and people are nervous with these new rent regulations and what that is going to do to pricing. Where do you see that going in the next 2-3 years?

1:26 – Which markets do you see a lot of people looking in other than New York, Boston, and those other gateway markets?
