British Consulting Firm OC&C Takes 13K SF at 250 West 55th Street

A London-based consulting firm will nearly double its New York City offices and move to Boston Properties 250 West 55th Street, brokers on the deal announced today.

OC&C Strategy Consultants signed a lease for 13,203 square feet on parts of the 15th floor in the 38-story tower between Eighth Avenue and Broadway, according to CBRE (CBRE), which represented both sides in the deal.

A spokeswoman for CBRE did not immediately provide terms of the deal, but CoStar (CSGP) Group data shows asking rents in the building are between $80 to $98 per square foot.

OC&C — which has offices around the world including in Boston, Milan and Paris — currently has space at 545 Madison Avenue between East 54th and East 55th Streets and plans to relocate to its new digs in the middle of next year, according to CBRE.

CBRE’s Peter Turchin, Arkady Smolyansky, Christie Harle and Caroline Merck represented Boston Properties in the deal while David Stockel, also of CBRE, handled it for the tenant.

“OC&C required additional space to house its growing U.S. operations and this rare high-end Class A availability in a building of the quality of 250 West 55th Street — with its dramatic floor slab heights and 8-foot vision glass windows — offered the ideal opportunity for the consulting firm,” Stockel said in a statement. “The space was already built out to high standards and the ownership will make a number of modifications to accommodate the tenant’s desired layout.”

The deal brings Boston Properties’ 1-million-square-foot 250 West 55th street — which it developed in 2013 — to full occupancy, according to CBRE. Other tenants in the building include law firm Arnold & Porter, investment manager Lyrical Partners and real estate developer Fairstead.
