Maquette Signs LIC Warehouse Lease for Fine Art Storage and Logistics

The Tribeca-based Maquette, a logistics firm that provides fine arts storage and handling services, signed a lease with North River Company for warehouse space in Long Island City. Maquette will occupy 46,860 square feet on the second floor of the three-story warehouse at 48-49 35th Street, the New York Post first reported. 

North River Company purchased the 260,000-square-foot warehouse, located between Hunters Point and 48th Avenues, in 2018 for $72 million, Commercial Observer reported at the time. The seller, a partnership between Metropolitan Realty Associates and TH Real Estate had purchased two years prior to the sale for $55 million.

Maquette also leases 25,000 square feet from North River at 33-02 48th Avenue, just around the corner, which is at capacity. 

Other tenants at the 35th Street property include Housing Works Thrift Store, which uses it for storage, and Ralph Lauren.

Maquette, whose offices are at 288 West Street, provides storage, transport and installation services to museums, galleries and other fine arts purveyors. North River’s Forrest Mas and Chris Pachios handled the lease negotiations in-house, and negotiated directly with the tenant, per the Post.
