Bubble tea store Moge Tee is opening their sixth location in the city at 168 Bleecker Street, Lee & Associates announced in a press release.

The international tea company will lease 2,401 square feet for 10 years on the ground floor of the mixed-use building. The asking rent in the transaction, which closed on July 7, was $150 per square foot. The cafe will open on August 1.

Mark Kapnick of Lee & Associates represented both the tenant and the landlords, RWN and JMC Holdings, in the deal, per the release.

The storefront, located at the intersection of Bleecker and Sullivan Streets, had previously been occupied by pizzeria Pieology, which vacated after it went out of business, a spokesperson for Lee & Associates said.

“Moge Tee is well-positioned for success in this new Greenwich Village space,” Kapnick said in prepared remarks. “Seeing as it’s adjacent to the NYU campus, 168 Bleecker Street will make for a perfect flagship location and will cater to students who are looking for an on-trend beverage option.”

Gourmet shop Li-Lac Chocolate is also a retail tenant at the property.
