Fitness Concept F45 Training to Sign Lease in Tysons, Va.

F45 Training plans to open a 2,728-square-foot studio at 1953 Gallows Road in Tysons, Va., according to a press release from the Australian-based gym.

WYLI Venture Partners, which owns the fitness brand, reached an agreement with landlord Colony Northstar on Nov. 2 and is expected to sign a five-year lease this week, said a F45 spokesman. The space’s rent is marketed at $27.50 to $29.50 per square foot, per LoopNet.

F45 Training specializes in high-intensity group workouts “which are fast, fun and proven to get rapid results for members,” per the release, which states that the brand is “adored by celebrities and athletes alike.”

F45 has more than 1,300 franchises worldwide, including in Alexandria and Pentagon Row in Virginia, Bethesda in Maryland and the U Street Corridor in D.C. The new outpost, called F45 Tysons, will offer fitness programs with more than 1,200 exercises per day, multiscreen LCD TVs displaying all exercises, heart-rate technology for performance tracking and live DJ mixes and music.

“Having had the pleasure of serving the real estate market here in Northern Virginia for several years, I am excited to add this venture to the community which promotes health and well-being to a diverse and booming neighborhood,” said Doug Crawford, co-founder of WYLI Venture Partners and co-owner of F45 Tysons, in a prepared statement

Charlie Papadopoulos and Sarah Potts of Papadopoulos Properties represented F45, according to the release. Papadopoulos declined to comment on the deal at this time as the lease has yet to be finalized. David Scully of Cushman & Wakefield, who did not return Commercial Observer’s request for comment, represented the landlord.

The outpost is slated to open in early 2019.
