Maui Onion Poke Bar plans to open its second location in the city with a new outpost in the Garment District, Commercial Observer has learned.

The poké eatery inked a deal to open a 1,000-square-foot spot on the ground floor of Empire State Realty Trust‘s 501 Seventh Avenue between West 37th and West 38th Streets, a spokeswoman for ESRT said.

The Hawaiian-style eatery signed a 10-year lease for the 501 Seventh Avenue space, according to Jack Khaski of Kassin Sabbagh Realty, who represented Maui Onion in the deal. Asking rent at the location was $100 a square foot, he said. ESRT was represented in-house by Fred Posniak and Shanae Ursini.

“We’ve curated a great mix of popular retailers that has dramatically changed the neighborhood,” said Thomas Durels, an executive vice president of real estate for ESRT in a statement.

When Maui Onion opens by the end of the month, it will join Chipotle, Zaro’s Bakery and Potbelly Sandwich Works at 501 Seventh Avenue.

The lease marks Maui Onion’s second location in the city. It opened its first spot at 35 West 26th Street between Fifth Avenue and Avenue of the Americas in 2016 serving up the popular Hawaiian dish.
