Karaoke Biz Takes Nearly 12K SF in Midtown West for Second Location

reprintsLooking to expand its business, Radio Star Karaoke has signed a lease for a second location in Manhattan, Commercial Observer has learned. The new place will be called RPM Underground.
Radio Star has taken 800 square feet on the ground floor and 11,000 square feet below grade at Zar Property NY’s 250 West 54th Street between Broadway and Eighth Avenue, Zar Property NY head David Zar told CO. The deal is for 15 years with a blended asking rent of $60 per square foot, he said.
Zar represented himself in the transaction and Midtown Commercial Real Estate’s Sung Cho represented Radio Star Karaoke.
“Radio Star Karaoke’s blend of nostalgic settings with a contemporary vibe with music that we all remember, promises to be a big hit with tourists and New Yorker’s alike,” Cho emailed, noting the space includes an interior staircase, an elevator, 14-foot ceilings and 20 feet of frontage.
The tenant already operates Radio Star Karaoke out of 2,170 square feet at 3 West 35th Street between Fifth Avenue and Avenue of the Americas in time for the holiday season. The new location, which will better accommodate corporate events, will offer “upscale high-end luxury karaoke,” Cho said, as well as a bar.
Zar acquired the 13-story, 163,000-square-foot office building for $83 million in February 2017, as CO previously reported.
