Dental Society Drills Down With New Lease as It Heads East in Midtown

New York County Dental Society, an organization made up of Manhattan’s oral doctors, has signed a new lease at 622 Third Avenue, Commercial Observer has learned.

The trade group, also known as the First District Dental Society, will occupy roughly 8,300 square feet on part of the ninth floor, according to information from building manager Cohen Brothers Realty Corporation.

Asking rent in the deal was $60 per square foot, according Marc Horowitz, the head of leasing for Cohen Brothers. Horowitz said the lease was just under 16 years.

New York County Dental Society is slated to move into the building between East 40th and East 41st Streets at the start of 2017, according to an announcement on its website. It will leave behind 6 East 43rd Street between Madison and Fifth Avenues; how many square feet it occupies there wasn’t immediately clear.

Horowitz and Matthew Feigen represented the landlord, Charles S. Cohen, in-house, while Thomas Sullivan and David Danick of Coldwell Banker Commercial Alliance represented the tenant and did not immediately return a request for comment.

“We’re delighted to have them in the building,” Horowitz said. “They join an already amazing cast of tenants.”

The 1.1-million-square-foot building, also known as Grand Central Plaza, was indeed drawn a slew of tenants in the last few years. In June, Massachusetts Mutual Life Insurance Company signed a 9,200-square-foot deal on the ninth floor, as CO previously reported. Earlier this year, Long Island-based Farrell Fritz inked a deal to relocate its New York City into 8,200 square feet at the tower. Advertising giant McCann Worldwide anchors the Midtown East tower with approximately 437,500 square feet.
