Thor Equities has sold a five-story, 7,569-square-foot Brooklyn Heights building for $7.6 million, according to property records.

The sale of 130 Montague Street between Henry and Clinton Streets was to New York City-based Maamin Properties, led by Roy Kirsh. The deal closed at the beginning of the month and was recorded with the city on Aug. 9.

The first two floors of the building are commercial, leased to nail salon Dashing Diva and European Wax Center, each in roughly 1,500 square feet. Above are residential rent-stabilized units, according to a source with knowledge of the deal.

Thor, which bought the property in August 2002, decided to sell now to take “advantage of the sellers’ market,” the source noted.

Cushman & Wakefield’s Stephen Palmese brokered the deal. He didn’t immediately respond to a request for comment. A spokesman for Thor declined to comment. No one from Maamin was immediately reachable.
