Strategy and Technology Consultancy Moving to Durst’s 1133 Avenue of the Americas

Booz Allen Hamilton, which specializes in strategy and technology advising, has inked a deal to move into nearly 23,000 square feet at 1133 Avenue of the Americas between West 43rd and West 44th Streets.

Commercial Observer has learned that the consulting firm has taken the entire 28th floor of the 44-story office tower overlooking Bryant Park, landlord Durst Organization announced in a press release. The lease is for seven years, and asking rent in the deal was $93 per square foot, a Durst spokesman said.

“We are thrilled Booz Allen Hamilton has chosen to relocate their offices to 1133 Avenue of the Americas and look forward to a long relationship with them,” Jonathan “Jody” Durst, the president of Durst, said in prepared remarks.

The consulting firm won’t have to move far: its current offices are one block south at 1095 Avenue of the Americas between West 41st and West 42nd Streets, otherwise known as 3 Bryant Park, according to William Iacovelli of CBRE, who represented the tenant in the deal. Rocco Romeo of Durst represented the landlord in-house.

Booz Allen Hamilton currently leases about 12,000 square feet at its current offices, Mr. Iacovelli said through a spokeswoman.

“The appeal of [1133 Avenue of the Americas] for this off-market transaction, was its proximity to Booz Allen Hamilton’s current space near Bryant Park, the floor height, the quality of the building and the fact that it had the exact square footage we were looking for—nearly double the size of the previous location,” Mr. Iacovelli said in an email via the spokeswoman.
