Brack Capital Real Estate has sold three commercial condominium units on the ground floor of the 35-story Element residential condo to Cohen Equities for $23 million, according to property records.

Brack, which co-developed the 365,000-square-foot, nearly 200-unit condo at 555 West 59th Street, closed on the sale on March 20. It appeared in public records yesterday.

According to marketing materials for the commercial units from Winick Realty, the whole retail space, between West End and Amsterdam Avenues, is 4,916 square feet and has 100 feet of frontage on 59th Street.

Meir Cohen, the principal at Cohen Equities, did not return requests for comment, and nor did Cohen Equities. Saying it only worked with the landlord on the leasing efforts, Winick directed inquiries to JLL (JLL), which brokered the sale.
