2013 has been healthy, occupancy and rents have a had steady climb up for us, and I expect more of the same in 2014.

Where in New York is there still untapped potential for real estate development? 

I don’t believe there are any undiscovered neighborhoods, and opportunities are scarce by their very nature. There are always individual properties that represent untapped potential. Those who never stop looking are rewarded.

What real estate policy should New York’s next mayor make a priority?   

Expand the range for the transfer of air rights from landmarks to receiving sites.

What qualities do you look for in an agent representing your buildings? 

Depth of market knowledge, respect for everyone involved in the process.

What is one aspect of your business you wish you had more time for? 

Thinking and research.

Greatest fear: 

Economic peril from lack of infrastructure investment; stratification of society into haves and have-nots; paralyzing partisanship.

If approved, the Midtown East rezoning initiative will: 

Create some extremely tall buildings.

In the film version of your life, which actor would portray you? 

Robert De Niro.

Foreign real estate market you’d most like to invest in: 

Calgary.

Is broadband connectivity in New York City a priority at your buildings? 

We have broadband throughout our portfolio.

What should happen with Madison Square Garden and Penn Station? 

Rebuild Penn Station and relocate MSG wherever the Knicks and Rangers will win championships.

What New York City building should be torn down? 

One that stands in the way of a better building that serves the community and city.
