The Maison Dellos Group, owned by Andrei Dellos, is set to open a new four-story restaurant in the Meatpacking District called Manon.

The restaurant will be located at 407 West 14th Street and will feature a mix of French, American, and Pan-Asian cuisines. The restaurant will span 19,740 square feet with the restaurant occupying the first two floors and a part of the third, a wine cellar on the rest of the floor, and then offices on the fourth floor.

“Mr. Dellos always wanted to open in Soho but he also knew that the Meatpacking District is where all the classy and trendy New Yorkers hang out.” said David Tordjman, executive vice president of Retail Global Services at Norman Bobrow & Co. “That block has high foot traffic on nights and weekends and the summer!”

“He also liked the building on 407 West 14th Street because it has high ceilings and his layout. The building [also] is next to Hugo Boss and the Apple (AAPL) Store,” Mr. Tordjman further noted. “This building was the only one in the Meatpacking District that was unoccupied.”

The restaurant will be designed to mirror the group’s Moscow location that features a “high-end ‘Baroque’ and art deco feel with high windows, gilded antique mirrors, velvet sofas, tables with pearl tabletops and carved
ceilings within a vintage loft.”

Mr. Tordjman was joined by his colleague Norman Bobrow in representing the tenant. A leasing team from CBRE (CBRE) consisting of Sloane Rhulen and Greg Tannor represented the landlord.

The asking rent was set at $300 per square foot on the ground floor and $55 per square foot on the upper levels, culminating into about $1,000,000 annual rent for the entire space.
