The lease duration was set at 11 years.

“This lease, together with a recently signed new lease with Emerge212 covering 30,679 square feet, improves leasing to 83.6 percent,” said Steven Durels, director of leasing and real property at SL Green.

“These two transactions [cover] a total of 68,705 square feet at 125 Park Avenue,” he added. The total square footage for the building is around 650,000 square feet.

Hal Stein and Neil Goldmacher of Newmark (NMRK) Grubb Knight Frank represented Robert Half International. A leasing team from the same firm consisting of Brian Waterman, David Falk, Daniel Levine, Peter Shimkin and Jonathan Tootell represented SL Green in the transaction.

Over the past few years, SL Green has sold 1221 Avenue of the Americas and acquired 600 Lexington Avenue and 125 Park Avenue.

The asking rents within the building range from $58 to $65 per square foot with higher floors with a view on the upper end of the range.

Robert Half International will join several notable tenants including Newmark Knight Grubb Frank, Reed Elsevier, Inc., Haworth, Canon Business Solutions, Chase Bank and Starbucks.
