Park Urologic Associates will be moving to a space in 461 Park Avenue South.
The firm will be taking 2,800 square feet out of the 54,000 square feet in the building. The asking rent was $40 per square foot and the lease term was set for four years.
Randy Sherman of Murray Hill Properties represented both parties in the transaction. Murray Hill Properties owns, manages, and leases upwards of six million square feet of commercial real estate in New York. In December 2004, the firm purchased 1412 Broadway, implemented a $5.4 million improvement program, and turned around to sell the building for nearly $170 million in November 2006.
Mr. Sherman, executive managing director, joined the firm seventeen years ago after jumping ship from Broadwall Brokerage and Consulting where he was the vice president.
Mr. Sherman leads the leasing team at the colossal 773,000-square-foot building in Midtown at 1250 Broadway. Additionally, he is also in charge of 461 Park Avenue South and overseas its renovations in the lobby and elevators.
Less than a month ago, Mr. Sherman brokered a deal involving another tenant – Bunker1 and Ackercamps.com – to move into a 4,775 square foot unit. Robert Conz of Sanche Bodden Lerner Realty represented the firm.
