TITLE Boxing Club NYC to Open Second Big Apple Location—in Midtown East
TITLE Boxing Club NYC has inked a 5,150-square-foot lease at 900 Third Avenue for its second location in New York City, Commercial Observer has learned.
The fitness studio—which has been featured in the Observer—will occupy 300 square feet on part of the ground floor and 4,850 square feet on part of the lower level of the 36-story Midtown office building between East 54th and East 55th Streets, according to a spokeswoman for ABS Partners Real Estate, the tenant’s broker. Asking rent in the deal was $250 per square foot for the ground floor. The spokeswoman declined to provide the duration of the lease and the asking rent for the lower-level space.
The gym’s existing location is at 455 West 37th Street between Ninth and 10th Avenues. The studio is owned by trainer Michael Tosto who was named Lululemon’s new brand ambassador last month.
“This location is perfect and will be instrumental in providing my brand the right momentum to expand into other areas such as the Flatiron District and Downtown Manhattan,” Tosto said in prepared remarks.
Robert Kempner of ABS Partners (now with JLL) represented the tenant, while Eric Gelber and Jake Heine of CBRE represented the landlord, Paramount Group.
“Michael saw that several new clients, and many potential clients, lived in areas like Murray Hill and Midtown East in Manhattan, and Long Island City and Astoria in Queens,” Kempner said in a statement. The building “provided a location close to those neighborhoods with over 10 trains located within a five-minute walk of the building.”
Office tenants in the building include Bank of America and Bank Negara Malaysia’s New York office.
“We are excited to have completed this transaction, which will bring a terrific amenity to 900 Third Avenue,” Gelber told CO in an emailed statement via a spokeswoman.
