West Chelsea may be known for art galleries, but a new recording studio is coming to 520 West 27th Street. Tenant Jungle City Studios LLC signed a four-year lease with an option to buy for the 10th- and 11th-floor penthouse, which include two 2,400-square-foot floors, each with a 370-square-foot outdoor terrace, as well as a 2,400-square-foot rooftop deck. The 10th floor has 10-foot ceilings, and the 11th floor has 17-foot ceilings.

The asking rent was $55 per square foot. The deal also includes two parking spaces.

“The 17-foot ceilings, sweeping river and urban views, outdoor and roof terraces, private garage access and hip location make it the perfect space for a recording studio that caters to star musicians. There will be no other studio in Manhattan that compares,” said Nicholas Poshkus, a senior vice president at the Corcoran Group who represented the landlord, Jx2.

Diana Gaines, a broker at Cushman & Wakefield, represented the tenant. Walters-Storyk Design Group, which designed Electric Lady Studios, will design and build out the two-story studio.
