At Prescriptive Data, Amit Paul is on the onboarding team for Nantum OS, the company’s building management software geared toward reducing carbon emissions and increasing energy efficiency. Working on a project of this sort fulfills Paul’s long-term ambition.
“My interest in real estate is about its impact,” said Paul, who holds a bachelor’s in mechanical engineering from George Washington University and a master’s in sustainability management from Columbia. “Buildings are such a large contributor of emissions and energy usage. I’ve had this passion for sustainability for a long time, and buildings just seemed like a great application of how you can implement sustainability to help green the real estate industry.”
Paul’s biggest project at present is deploying Nantum OS across JPMorgan Chase’s U.S. real estate portfolio, which encompasses 17 sites across seven states totaling more than 10 million square feet. The ultimate goal is to help JPMorgan meet its commitment to reducing its core emissions by 40 percent by 2030.
“In order to meet these goals, they need to deploy a variety of technologies,” Paul said. “They’ve chosen our platform to bring all those pieces together, and then they can visualize it in one dashboard. Working with contractors and vendors from all across the country and managing that all remotely in this post-COVID age has been an interesting challenge.”
The project has not only been a valuable learning experience, but has confirmed that with the right tools Paul can make the sort of difference in sustainability that has been his goal all along — while also enhancing a client’s bottom line.
“Our value proposition isn’t just on the sustainability side,” he said. “We’re also reducing a building’s operating cost by reducing any potential emissions-related fines. In doing that, we’re increasing this property’s net operating income, and that’s going to increase your asset valuation. So our sustainability-minded product not only has sustainability gains, but also has real asset valuation impacts for our customers.” —L.G.
