Patricia Hoban has a knack for handling multimillion-dollar construction projects for Manhattan’s biggest office landlord, SL Green Realty.
In fact, Hoban has had a hand in practically every type of construction project the company has taken on since she joined SL Green as a construction coordinator six years ago after earning her undergraduate and master’s degrees in business administration at Providence College in Rhode Island.
That includes the ground-up residential project at 185 Broadway, major redevelopment projects at 410 10th Avenue and 885 Third Avenue, and numerous interior projects.
The $65 million redevelopment of the lobby at 885 Third Avenue, also known as the Lipstick Building, was one of her favorites, Hoban said. The goal was to elevate the decades-old lobby’s aesthetics to welcome new office tenants (and fetch Class A asking rents) by the end of last year.
“It was an old Philip Johnson design from the `80s that we breathed new life into,” Hoban said. “We made it brighter and more inviting for tenants, fixed the flow from the entrance to the elevator banks, did a full elevator modernization, and we built a café in the lobby.”
Under Hoban’s oversight, SL Green delivered the Lipstick Building project on time and under budget, a rare thing in the world of design and construction these days.
“It was such a high-end finish,” Hoban said. “Your favorites are almost like the problem child. You fix things and you make them right.”
After a series of promotions, Hoban now oversees a portfolio of 20 buildings at SL Green. She also volunteers as a mentor for the Governor’s Committee on Scholastic Achievement, a state program that helps prepare underserved high school students for life after graduation, and is a board member of Next Generation Industry Leaders, a nonprofit that connects seasoned construction professionals to young people just starting out in the field.
