Nicole Marshall gets a little lift every time she walks through Times Square.
It’s there that she can see the signage for Roku’s home at RXR and SL Green’s 5 Times Square. That’s a deal she was on back at the end of 2021.
For a broker still in her 20s, this was a pretty spectacular notch on the proverbial belt. The streaming equipment provider was already planning to take a big chunk of space at the property at the height of the pandemic, but, as RXR’s Scott Rechler told the New York Post at the time, mid-
negotiations it tacked on an extra 100,000 square feet because it was expanding so rapidly, bringing the deal to a whopping 240,000 square feet.
“I think the amenities were a huge draw,” Marshall said. “They’re opening a two-floor amenity space by the end of the year. They have a David Rockwell-designed fitness center, bar, restaurant and conference center.”
It has not necessarily been a great couple of years for office leasing. However, in the four years since she started at CBRE as a client service coordinator, Marshall (now a senior associate on Bob Alexander’s team with Ryan Alexander and Taylor Callaghan) has had her fingerprints on a seriously impressive array of deals and clients.
One of the New York University graduate’s ongoing assignments is subleasing Warner Bros. Discovery’s space at 30 Hudson Yards, and back in 2021 she helped KKR break off a 40,000-square-foot slab at the same property. Another agency assignment is 919 Third Avenue — another SL Green building with a spectacular $20 million new lobby and coffee bar — that helped convince the law firm Cohen Clair to take a 17,862-square-foot lease. And one can’t forget the 70,000-square-foot expansion that Marshall’s team brought in for Bank of America at One Bryant Park earlier this year.
What’s next? There’s half a million square feet of space that a California client is searching for in Jersey City, but that’s all she can say at the moment. Maybe Marshall will soon get a little lift every time she exits the Holland Tunnel.
