Head of U.S. West market; senior managing directors at Hines
Drew Huffman, who leads the U.S. West business for global real estate investment manager Hines, and Eric Hepfer and Brett Norton, the company’s leads in Southern California, have helped guide Hines to $5.55 billion in assets under management in Southern California as of the first quarter of 2026.
The company’s significant acquisitions over the past year included Runway Playa Vista, a 14-acre, mixed-use destination that Hines Global Income Trust, a Hines-backed public investment trust acquired for $428.1 million in September 2025; Tempo Riverpark, a 235-unit, Class A multifamily community in Oxnard that Hines U.S. Property Partners (HUSPP), the firm’s diversified, core-plus real estate investment vehicle, bought early this year for $105 million, later securing $55.75 million in acquisition financing for the project from JLL Capital Markets; and Lightwave Corporate Center, a 167,000-square-foot data center along major fiber routes, with access to power, in San Diego, that HUSPP purchased in late 2025 for an undisclosed amount. This last acquisition also includes land with potential for self-storage development.
Hines has been active on the development front as well, starting work in October 2025 on a transit-oriented, 200-acre, mixed-use redevelopment in San Diego’s Mission Valley submarket called Riverwalk San Diego.
The project’s first phase, which will be designed by Gensler, will deliver 721 market-rate homes across four buildings and 75,000 square feet of grocery-anchored retail. This phase will also include a new trolley station for the city’s MTS Green Line, and a 190-home affordable housing community in partnership with Wakeland Housing.
Hines secured $380 million in construction funding from Bank OZK and Related Fund Management for the project, which is slated to ultimately include around 4,300 homes, 152,000 square feet of retail, 1 million square feet of office and around 97 acres of parks and other open space. It also includes restoration work for the San Diego River.
Including the properties they own and the assets managed by third parties, Hines manages 12.1 million square feet of operating assets across Southern California.
